Loan Amounts - $50,000 to $100,000,000. The sweet spot for residential and commercial loans is $500,000 - $2,000,000. For land loans $10,000,000 to $20,000,000 is the sweet spot.
LTV - Up to a maximum of 75%. However, most deals are 60% and under. 55% maximum for land. Equity protection is paramount.
Valuation – Property values will be heavily scrutinized. Appraisals are required in most cases. If an appraisal is submitted to us, we will have it reviewed by our preferred appraiser to verify it includes recent market data.
Positions - 1st and 2nd (2nds are more difficult and will be evaluated by the size and terms of the senior lien. A 4 to 1 ratio will be applied)
Property Type - SFR, Commercial (income producing is very appealing), Construction (ground up or completion), Land (in select markets)
Location - We prefer the Bay Area and Northern California, but we have been active in Central and Southern California, Nevada, Arizona, Colorado, Washington, Oregon, and Hawaii.
Speed - We can fund deals in as little as 3 business days but the average deals takes about 2 weeks. It all depends on how quickly the borrower provides the necessary information.
Every deal will be evaluated independently on the equity protection, and on the quality of the property, location, and borrower. The stronger the deal is the better pricing we can provide.
We have a range of 8%-12% for 1st position loans, and 9%-16% for 2nd position loans. All loans are interest only.
Typical loan term is 12 to 36 months. Prepayment penalties are very rarely imposed, however we typically like to guarantee a minimum interest return of 3 to 6 months.
Fees can range from 1 to 5 points, again determined by the strength of the deal and equity protection.
